Small Scale Map Amendment: This is a request to change the Future Land Use Map (FLUM) designation from Residential Preservation (RP) to Suburban (SUB) on approximately .93 acres. The subject property is located at 1932 Miccosukee Road and is the site of an existing office use. The current Residential Preservation category is intended to protect existing stable and viable residential areas from incompatible land use intensities and density intrusions. The proposed future land use map change to Suburban is intended to place uses near or within walking distance of residential areas. This amendment will also address a split land use and zoning on the parcel.
Rezoning Application: A rezoning application will be processed concurrently with this amendment. A zoning change from Residential Preservation 2 (RP-2) to Office Residential 2 (OR-2) will be requested to implement the proposed amendment to the Future Land Use Map.

Small Scale Map Amendment: This is a request to change the Future Land Use Map (FLUM) designation from Central Urban (CU) to Central Core (CC) on approximately 7.17 acres. The subject area is located at the NE corner of Dewey Street and W Tennessee Street and extends east to N. Copeland Street and North to W. Virginia Street. It is the current location of various commercial retail and office uses. This change will provide redevelopment opportunities in line with the downtown, high-intensity activity area. The current land use category is intended to provide a mix of uses including residential up to 45 units per acre, and commercial and office up to 200,000 sf. It is characterized by older developed portions of the community that are primarily located adjacent to or in close proximity to the urban core and universities. The proposed Central Core land use category is intended to promote a mix of uses and higher densities and intensities within the downtown area, while promoting multiple modes of transportation. The Central Core should provide a vibrant 18-hour urban activity center with quality development. Residential development may be permitted up to 150 units per acre.

Small Scale Map Amendment: This is a request to change the Future Land Use Map (FLUM) designation from Residential Preservation (RP) to Central Urban (CU) on .27 acres. The subject area is located at 1104 Old Bainbridge Road. It is the current location of a convenience store (Timesaver) and a vacant parcel. This change will revise the land use to allow the existing convenience store which is currently a legally nonconforming use in the City. The proposed Central Urban land use category is intended to provide a mix of uses including commercial and office, and specific use siting is dependent on the implementing zoning districts. The proposed land use allows up to 45 units per acre and 200,000 sf of non-residential.
Rezoning Application: A rezoning application will be processed concurrently with this amendment. A zoning change from Residential Preservation - 2 (RP-2) to Central Urban - 18 (CU-18) will be requested to implement the proposed amendment to the Future Land Use Map.
