How do I find out if there is a wetland on my property?
You can get an initial indication of whether your property might have wetlands by going to the map.
- First, click on the link above.
- Second, there is a list of map overlay options on the left hand side of the screen. The third option from the bottom of the list is titled "Hydrologic Features". Click the box next to "Hydrologic Features", then click the arrow to the left of that title. A new list appears with the options "Waterbody", "Watercourse", or "Wetland". Uncheck the boxes next to "Waterbody" and "Watercourse". The box next to "Wetland" should remain checked, and a map showing potential wetlands will appear.
- Third, the title at the top left corner of the map is "Land Information Map, Powered by Tallahassee - Leon County GIS." There's a search box below the words "Powered by Tallahassee". Enter the address of the property that you're checking and click return. Depending on your connection, it may take up to a minute or so for the map to zoom in to your property. If there is a potential wetland on your property, it would be highlighted light green.
Keep in mind that the map available at the City's website only provides an indication of where potential wetlands might be located. It is not an exact map. Wetlands must be delineated by a qualified professional, such as a biologist or a soil scientist. The actual real world boundary of a wetland is greatly dependent on the type of soils on the ground. Unaltered wetlands require a 50-foot buffer in which no development can occur.
