Can I subdivide my property?
That depends on whether the newly subdivided lots would meet the development standards for the land's zoning district. For example, zoning districts typically have minimum requirements for lot size, width, depth, density, and intensity. Density standards apply to residential lots. Density indicates the minimum and/or maximum number of units per acre that can be developed. A lot could not be subdivided to a size that would cause it to violate the required density. Similarly, intensity standards apply to non-residential lots and are an expression of how much square footage can be developed. The newly created lot would have to support that square footage.
