What should I do if I want to move a property boundary line?
Property boundaries can be adjusted in some cases through a process called a technical amendment (see Sec. 9-97, TLDC). A technical amendment isn't available to a platted subdivision. The only way to move a lot line in a platted subdivision is to apply for a new subdivision of the affected lots. On the other hand, a technical amendment is only available to a lot of record and may affect only a portion of that lot of record. A technical amendment to a lot of record is allowed when the following criteria are met:
- No additional lots nor streets are created;
- The lots resulting from the technical amendment are not reduced below the minimum sizes required by the Zoning Code;
- There is no change in the orientation of any lot adjacent to streets;
- No streets are vacated; and
- There will be no impact resulting from the proposed change which, in the opinion of the land use administrator, would require a public hearing before the planning commission.
